01 — The project
Phase 1B3 comes with basic finishes, sanitary ware and an auto gate. So when the keys are handed over, you plan furniture — not contractors.
The land is freehold. There is no expiry date on this home — or on passing it down.
Flooring, kitchen and bathroom finishes, sanitary ware, lighting points and an auto gate point are included.
The master has its own bathroom. Bedroom four is downstairs — handy for parents or working from home.
20 feet wide. Your second car doesn't need to park outside the gate or fight the neighbours for space.
Who is this for? First-home families, Pasir Gudang workers tired of the commute, and buyers hunting a freehold home under RM700k. If that sounds like you, keep reading.
Area potential
The area is already mature, but its main driver is industrial and port activity in Pasir Gudang — not the RTS.
Johor Port, Tanjung Langsat and Pasir Gudang's industrial areas keep rental demand from workers and their families.
The Senai-Desaru Expressway (4.5 km) and Pasir Gudang Highway (10 km) connect to JB, Senai and Desaru.
Freehold terraces under RM700k in a mature area — limited compared with condominium supply.
The RTS Link is targeted for February 2027, but CIQ is about 30 km away. Kota Masai's potential is driven more by Pasir Gudang rental demand and family homebuyers — not a sudden RTS price play. Potential is not a guarantee.

03 — Floor plans
20 feet wide, 65 feet deep. Living and dining run in parallel so the house feels open, with the kitchen tucked at the back — away from guests, close to daily life.
The fourth bedroom and a bathroom downstairs make life easier for parents who shouldn't be climbing stairs.
A small family area in the middle works as a TV corner or study — without crowding the bedrooms.
Ground floor
Plan for reference only. Actual layout is subject to the approved building plan.
04 — Unit types
Every unit is 20′ × 65′ with the same built-up area. The difference is side land and limited corner availability.

05 — Monthly cost
Many buyers avoid asking because the numbers feel scary. So let's do the math first. Adjust the deposit and tenure below to see the monthly instalment.
This estimate excludes legal fees, stamp duty, MRTA and insurance. Actual bank rates are usually 3.8%–4.5%.
Estimate only, not a loan offer. Approval is subject to the bank and your credit profile.
06 — Location
The project sits in Taman Perdana Tiong Nam, next to Bandar Bestari Perdana. Toll, groceries, clinics and schools are all within 10 km.
07 — Straight talk
This house is great for half of buyers, and wrong for the other half. Better to know now than after paying a booking fee.
This is a project under construction, not a ready unit. If you need to move next month, it isn't the right fit.
This area lives around Pasir Gudang's industrial activity. Great if you work nearby — less so if you want a resort feel.
RM583,219 is the minimum for the current phase. Corner units and remaining lots can cost more. Ask for a written quotation before paying anything.
If those three are acceptable, this might genuinely be your house. Let's talk
08 — Specifications
Base specifications per the project documents. No “luxury” adjectives added — every line is yours to read.
09 — FAQs
Can't find your answer? Ask directly — I usually reply myself, not a bot.
Ask another questionFreehold. According to the project permit, the land is held in perpetuity. The land also carries a bank charge (Public Islamic Bank Berhad) from the developer's financing — normal for a new project and released through the process.
Estimated completion is October 2027. After vacant possession, you'll do a defect inspection before renovating or moving in.
A completed unit with flooring, basic finishes, sanitary ware, electrical points, an auto gate point and fencing. It excludes legal fees, stamp duty, air-conditioning, kitchen cabinets, wardrobes and furniture.
The site plan shows corner lots, end lots and bumi lots. Availability changes with each sales phase, so it's worth checking current stock. I can show you which lots are still open.
Malaysian citizens working in Singapore can buy as usual. What matters is income documentation and the DSR calculation. I can walk you through the paperwork the bank needs.
Booking fees and terms depend on the current sales phase. Ask for a written quotation before paying — I'll explain what is refundable and what isn't, per the SPA and developer terms.
For new projects, the agent's commission is usually paid by the developer — not the buyer. I help compare units, check loan eligibility, and follow through the SPA, bank and VP. You can still walk into the sales gallery yourself.
10 — Come see
Photos and plans only go so far. A sales gallery visit usually takes 30–45 minutes — enough to feel the actual space and ask everything.
“I focus on new projects in Johor. If this one isn't right for you, I'll say so — not just try to close a sale.”
